Criterium-RAM performs Property Condition and Building Assessments for lenders and real estate investors. We also perform Energy Audits in conjunction with Property Condition Assessments in order to identify how energy efficient a building is, and how to increase its efficiency and reduce consumption costs.

Risk adverse lenders, insurance companies, and some portfolio lenders routinely order Property Condition Assessments (PCA). Our PCAs meet the scope of work defined by ASTM E2018-06 and are essential for a thorough understanding of the overall condition of a commericial building.

Criterium-RAM’s PCA reports discuss all major building systems and site improvements and includes a Replacement Reserve Table and an Immediate Repairs Table. The Immediate Repairs Table indentifies Capital Needs and prices all failing or damaged building systems and life safety issues.

Because of our unique skills, Criterium-RAM's inspectors can complete a more thorough due diligence process while on-site and also evaluate your property for environmental considerations as well. Our "Dual-Scope" services, include completion of an Environmental Site Assessment thereby saving on mobilization costs and ensuring that both reports are completed in a comprehensive and integrated manner.
